ALERTA DE AGENCIA METEOROLOGICA - WEATHER FORCAST WARNING
Para el Sábado día 31 de Enero, la Agencia Estatal de Meteorología ha activado Alerta de Viento, con rachas de 80 km/h durante todo el día en la zona.
Les pedimos extremen la atención ante posibles caídas de ramas, y que ante la duda pospongan su partida. Manténgase informado sobre posibles cierres del campo.
A lo largo de la mañana revisaremos las condiciones para cerrar el campo en caso de que las condiciones sean extremas.
The Spanish Forecast Agency informs that extreme wind is expected, with gusts of more than 80 km/h all day on Saturday 31st of January.
We ask you to take deep care from falling branches, and to postpone your match if weather conditions get worse. Please be aware that the course could be called close anytime.
During the morning the conditions will be reviewed, and the course will be closed if the weather aggravates.

PROGRESS REPORT - JANUARY 2015
1. PROGRESS REPORT.
December was not a very
productive month. A working week was lost due to the rain and another working
week was lost because of the season festivities.
The works advanced
in December are mainly the demolition that was pending, wall execution,
reinstatement of sewage network services, shaping of the green and fairway of
hole 17 and rainwater collectors. A topographic survey was carried out this
month including the sewage and rainwater collectors network, as this
information was unavailable but needed to repair some of the sections affected
by the project.
The rainfall
suffered in December slowed down a number of works, although not as many as in
November. The total rainfall was 41 mm with a total of 5 working days lost. The
rain recorded on 13th and 14th December was 38 mm and
impeded works during the third week of this month.
In December one
working week was lost if compared to any other month, as there was no activity
from 24th December to 7th January. This cessation of work
was agreed with the Work Management, as the resources available during this
period did not adjust to the required productivity and it was considered more
cost effective to stop the works.

By stripping the first 10 cm of soil
we intend to obtain the cleanest possible surface for the new course,
especially free of seeds and reproductive elements of kikuyu, because of their
high presence on the site and the problems caused before and at present at
holes 1 to 9.
This chapter was almost complete by
the 7th of January, representing 95% of the total surface.
1.4.
EARTH
MOVING.
Earth moving is also
in its final stage of completion. It is currently complete in all areas but
holes 12, 13 and 14 where 25% of the earth moving work is pending.
Most demolition
works were finished in December, specifically the bridge next to tees of hole
12 and the chiringuito. Likewise, the right wing at the entrance area of lake
18 was demolished to facilitate the construction of the new wall of tee 17, and
of a concrete deck inside the lake, whose existence was unknown.
The Designer
modified the tee of hole 10 and raised the height of the professional tee, therefore
it was necessary to level heightening some chests to facilitate future
registration and maintenance in a quick and easy way.
All walls in the 12
tee area were complete in December and also the opposite side of hole 15. The
side of hole 15 was executed as an alternative to lowering the height of the reservoir
by 30 cm, which was needed in order to improve the hydraulic regime of the
stream. This measure was taken as it was found out that the body of the reservoir
was weakened, therefore it was considered that such an action could cause great
damage.
The wall of the tees
of hole 17 was also started in December and will enable us to advance the
platform to the lake as much as possible, maintaining the height foreseen in
the project. The foundation of the wall needed modification as an underground
spring was found in the area. To ensure an adequate base for the wall, the
foundation was made of quarried stone, which gives an adequate firmness to the
base. As seen in the pictures below, the natural ground is made of 2-3 metres of
soil with a granular texture, which allows water circulation until reaching a
sealed layer of clay, then running under gravity to lake 18.
Following the
Designer’s instructions, a wooden wall was started in December between the tee
of hole 10 and the practice ground to retain the ground elevation at that
corner.
No much progress was
achieved this month because of the rain and the holidays of the Shaper. The
green of hole 17 was shaped in December together with the fairway and bunker of
hole 17 and 8 water collection spots at holes 10, 11, 15, 17 and 18, which will
facilitate the commencement of the draining chapter. Shaping is behind schedule
with only 50% finished (80% was foreseen for the date). This work is directly
dependent on the dryness of the land as in order to speed up this task some
weeks without rain are needed.
Sewerage and water
collectors were found in bad condition at several areas while carrying out the
work, which will surely generate future functioning risks upon completion of
the project and reopening of the course. After an exhaustive search no plans
were found and even those owned by the Town Hall proved incorrect. A
topographic survey was then started to ascertain the routes and traits, and to analyse
the most favourable solutions for the club.
This survey consists of placing guides inside the pipes through the
wells; detecting them from the surface with a detector and recording GPS
coordinates of their routing, depth and type of pipe.
The refurbishment of
hole 7 was carried out in December to improve its condition, as planned by the
club. The main works carried out were stripping, demolition,
earth moving, drainage and construction of a new buggy path following Kyle Phillips recomendations.
2. WORK PROGRESS AS PLANNED.
The charts in this
chapter show the evolution of the different construction works included in this
project. It shows the progress of the different works grouped in chapters
compared with the schedule initially foreseen. It shows also the percentage of
work already executed at any given certification date and the delay or
advancement attached to them. Likewise, it is possible to identify other works
started ahead of schedule representing an advance on what was planned.
The chart below
shows the amount of work executed by the 7th of January. Work
advancement remains constant in the chapters already mentioned at the previous
certification date. The works behind schedule are bridge construction,
drainage, irrigation, pathways commencement and shaping.
Most delays experienced
at present are mainly caused by the impossibility of starting important works
such as bridge and lake construction during the dry season. Starting at a later
date made their execution more difficult and prolonged and also hindered
progress on holes where works, especially bridges, were not complete. Lost time can be regained in most chapters,
weather permitting, during the coming months as, from now on, the delays caused
by the rain will be more difficult to recover.
The chart below
summarizes the cumulated days in which it was not possible to work from the 1st
of September, namely the scheduled date. In short, the first works started on
September 15th with low productivity until the permit was obtained
on 22nd October, when major works commenced. This delay plus the 20
working days lost because of the rain place the beginning of some chapters in
the same situation foreseen in the chart for the beginning of December.
Nevertheless, at the
time of writing this report, the situation has changed and there are reasons to
believe that, weather permitting, it would be possible to make up for lost
time.
PROGRESO DE LA REFORMA - ENERO 2015
El mes de Diciembre ha sido un mes no muy
productivo ya que se ha perdido una semana de trabajo debido a las lluvias y
otra semana debido a la parada de Navidad.
Durante este mes se ha avanzado principalmente en
demoliciones que quedaban pendientes, ejecución de muros, restitución de
servicios de saneamiento, así como en moldeo del green y calle 17 y arquetas de
recogida de aguas. Así mismo durante este mes se ha desarrollado un
levantamiento topográfico de la red de saneamiento y pluviales en la zona del
proyecto, ya que esta información no estaba disponible y es esencial para
solucionar tramos afectados por el proyecto.
El mes de Diciembre ha continuado dejando lluvias
que han afectado al ritmo de trabajo, aunque mucho menos que el mes anterior.
En total se han registrado 41 mm, que han impedido trabajar un total de 5 días.
La que más afectó a la obra fue la caída en los días 13 y 14, durante los que
se acumularon 38 mm, que impidieron realizar ningún trabajo durante la tercera
semana de Diciembre.
Durante el mes de Diciembre se ha trabajado una
semana menos que en un mes normal ya que se han paralizado los trabajos en la
obra desde el día 24 de Diciembre al 7 de Enero. Esta paralización ha sido
acordada con la Dirección de Obra, ya que la disponibilidad de recursos durante
estas fechas no permite generar la productividad necesaria y es más rentable
parar hasta finalizar la Navidad.
A continuación se muestra la tabla con el
registro del mes de Diciembre:
El trabajo de desbroce de los primeros 10 cm de
suelo persigue conseguir una base lo más limpia posible para el nuevo campo, en
especial de semillas y material reproductivo de kikuyu, por su elevada
presencia en la finca y los problemas que ha generado con anterioridad y
todavía existentes en los hoyos 1 a 9.
A fecha de 7 de Enero se ha finalizado este
capítulo casi en su totalidad, estando completado al 95%.
El movimiento de tierras se encuentra también en
la fase final de su ejecución. Actualmente se encuentra completado salvo en los
hoyos 12, 13 y 14, en los que resta un 25 % del movimiento de tierras estimado
en proyecto.
Durante el mes de Diciembre se han completado la
mayor parte de demoliciones pendientes, concretamente el puente de los tees del
hoyo 12 y el chiringuito. Así mismo se ha demolido en la zona del lago 18 la
aleta derecha de entrada para permitir la construcción del nuevo muro del tee
17, así como una solera de hormigón en el interior del lago cuya existencia se
desconocía.
Debido a la modificación realizada por el
Diseñador en el tee del 10 en el que se ha subido la cota del tee de
profesionales, ha sido necesario recrecer algunas arquetas de saneamiento de
forma que en el futuro sigan siendo registrables y pueda realizarse cualquier
mantenimiento de forma rápida y sencilla.
Durante el mes de Diciembre se han completado
todos los muros de la zona del tee 12, así como en el lateral opuesto del hoyo
15. El lateral del hoyo 15 se ha ejecutado como medida alternativa a bajar la
altura de la presa en 30 cm, lo que era requerido para mejorar el régimen
hidráulico del arroyo. Se ha adoptado esta medida ya que al analizar el estado
del cuerpo de presa se comprobó que se encuentra en un estado débil por lo que
una actuación de ese tipo podría dañarla gravemente.
Durante
el mes de Diciembre se ha iniciado también el muro de los tees del 17 que
permitirá poder adelantar la plataforma lo máximo posible al lago, manteniendo
la altura definida en el proyecto de diseño. Durante la construcción del muro
se ha tenido que modificar su cimiento debido a la aparición de un manantial
subterráneo en el zona de cimentación. Para garantizar un firme adecuado sobre
el que construir el muro, se ha instalado una cimentación a base de voladura de
cantera que permite conseguir la firmeza adecuada en la base. Como se observa
en las fotos a continuación, el terreno natural tiene 2-3 m de suelo con
textura granular que permite que el agua discurra a través de él hasta que
llega a un estrato impermeable de arcilla y entonces circula por gravedad hasta
el lago del 18.
Durante el mes de Diciembre también se ha
iniciado un muro de madera entre el tee del hoyo 10 y el campo de prácticas
solicitado por el Diseñador, para contener la elevación del terreno en dicha
esquina.
El capítulo de moldeo no se ha avanzado todo lo
deseado este mes, ya que los días parados por lluvia y las vacaciones del
shaper han impedido avanzar lo inicialmente previsto. Durante el mes de
Diciembre se ha moldeado el green del hoyo 17, la calle y bunkers en hoyo 17,
así como 8 puntos de recogida de aguas en los hoyos 10, 11, 15, 17 y 18, que
permiten iniciar el capítulo de drenaje. El capítulo de moldeo es uno de los
más retrasados, estando ejecutado en un 50% frente al 80% previsto para la
fecha. Este trabajo depende directamente de que el terreno esté seco por lo que
es necesario que dispongamos de semanas sin lluvia para poder aumentar el ritmo
de moldeo.
Durante la ejecución de los trabajos se han
identificado múltiples puntos en los que las redes pluviales y de saneamiento
que atraviesan el campo se encuentran en mal estado, lo que genera riesgos de
tener problemas relacionados en el futuro cuando el campo se encuentre
terminado y abierto al juego. Tras realizar una búsqueda exhaustiva se ha
comprobado que no existen planos de las instalaciones que cruzan el campo, ni
siquiera las que constan en el ayuntamiento son reales, por lo que se ha
iniciado un levantamiento topográfico de las redes que nos permita conocer sus
trazados, características y estudiar las soluciones más favorables para el
Club. Este levantamiento requiere de insertar guías en las tuberías a través de
los pozos, detectarlas desde la superficie con un detector y tomar con gps los
trazados, profundidades y tipos de tubería.
Durante el mes de Diciembre se han ejecutado las
obras de reforma del hoyo 7, siguiendo las recomendaciones de Kyle Phillips y planificadas por el Club para mejorar las
condiciones del mismo. Los principales trabajos realizados en el
hoyo 7 han sido el desbroce, demoliciones, movimiento de tierras, drenaje, y
construcción de nuevo camino de buggys.
En el presente capítulo se incluye la gráfica en
la que se representa la evolución de los distintos trabajos de construcción del
proyecto. En la gráfica se observa la evolución de los diferentes trabajos agrupados
por capítulos respecto a la planificación inicial prevista. De esta forma, se
puede observar qué porcentaje de cada trabajo se ha ejecutado en la fecha de la
certificación correspondiente y si éste acumula o no retrasos respecto a su
planificación original. Así mismo, es posible identificar otros trabajos que se
hayan iniciado antes de lo previsto, por lo que supondrían un adelanto respecto
a lo planificado.
La gráfica a continuación recoge los trabajos
ejecutados en hasta fecha 7 de Enero. El avance de los diferentes capítulos
respecto de la planificación se mantiene constante respecto a la anterior
certificación, observándose los retrasos más dilatados en el capítulo de
puentes, drenaje, riego, inicio de caminos y moldeo.
La mayor parte de los retrasos que actualmente
está sufriendo el plan de la obra provienen de no haber podido iniciarse los
trabajos clave como puentes y trabajos en lagos en época de ausencia de
lluvias. El haber iniciado estos trabajos más tarde hace su ejecución más
difícil y duradera, e impide avanzar trabajos en hoyos en los que estos trabajos,
en especial los puentes, no se han finalizado. Aunque en la mayor parte de
capítulos será posible recuperar tiempo si el tiempo es favorable en los
próximos meses, toda parada por lluvia de aquí en adelante sí puede ya generar
algunos retrasos que sean más difíciles de recuperar.
En las tablas a continuación se resume el
acumulado de días en los que no ha sido posible trabajar desde el 1 de
Septiembre, fecha en la que estaba previsto el inicio de obra. Resumidamente,
los primeros trabajos se iniciaron el 15 de Septiembre pero estos se
desarrollaron con poca productividad hasta la fecha en la que se obtuvo la
licencia, el 22 de Octubre, a partir de cuándo se iniciaron los trabajos de
mayor envergadura. Este retraso junto con los 20 días laborables perdidos por
lluvias, nos sitúan en algunos capítulos en la situación prevista en el
planning para el inicio del mes de Diciembre.
No obstante, a la fecha en la que se ha redactado
el presente informe, la situación en la obra ha cambiado y existen motivos para
pensar que si el tiempo se mantiene estable será posible recuperar el tiempo
perdido.

PROGRESS REPORT - DECEMBER 2014
1.
PROJECT DESCRIPTION.
The Project comprises the comprehensive refurbishment of holes 10 to 18
of Real Club de Golf Las Brisas. This Project continues the complete renewal
and redesign process of the 18 holes that commenced in 2012 with the first nine
holes.
The refurbishments of the course started with the modification of the
holes the owner commissioned Kyle
Phillips Golf Course Design to do, whose redesign aims at improving
the competitiveness of the course and adapt it to the present playing
condition. The course modification implies the complete renovation of all
course elements (greens, tees, fairways, rough, etc.), and of all the services
and the infrastructure (drainage, electricity, paths, bridges, etc.), which
deteriorated over the years.
2. PROGRESS REPORT.
2.1. GENERAL.
In November we suffered continued and torrential rainfall, which slowed
down a number of works foreseen for this month
Apart from advancing the works started in the previous months, i.e.
stripping, earth moving and shaping, lake 18 and transplanting; some other
tasks such as demolition and stonewall construction were started.
2.2. RAIN.
As already informed, November proved particularly wet in both number of
days and intensity, especially during its last week. The total rainfall was 224
mm, which complicated the works and stopped the advance of the project with a
total of 10 working days lost. Heavy torrential rains took place on 24th and
25th November being the total rainfall 74 and 55 mm respectively. Although this
rain could have caused some important damage, the preparatory works comprising
canals and channelling proved effective and minimized the damages. See the
rainfall registration chart for November below.

2.3. STRIPPING.
By stripping the first 10 cm of soil we intend to obtain the cleanest
possible surface for the new course, especially free of seeds and reproductive
elements of kikuyu, because of their high presence on the site and the problems
caused before and at present at holes 1 to 9.
By the 1st of November all but holes 11, 12 and 15 were almost
completely cleared, representing 70% of the total surface foreseen, 30% more
than planned for that date.
2.4. EARTH MOVING.
The rain affected earth moving very much, as lorries were unable to
circulate. These works have still to be carried out in many areas such as holes
12, 13 and 14, some localized locations such as the extension of fairway 15 to
the lake and the slope completion of lake 18.
2.5. DEMOLITION.
All greens, tees and bunkers were demolished by the previous
certification date. Some buggy-path areas were dismantled being this chapter
80% completed, doubling the advance foreseen for this date. The main
outstanding demolition works comprise the chiringuito, the bridge of lake 15,
the toilets and the bridge of the tees of hole 12, which will be finally
demolished following the recommendation of Kyle Phillips. At the time of
writing this report the demolition of all these elements was started and their
certification is foreseen for the end of December. The toilets next to hole 16
being used by the contractor will be done at a later date, as initially agreed.
2.6. DRAINAGE REMOVAL.
The removal of old damaged drainage elements started this month. The
working condition of the complex pipe network structure installed during the
last 40 years is limited under the refurbishment work. Many sections were cut,
blocked and broken by earth moving tasks, by drainage or irrigation
installation or simply by the machinery passing along, something we are certain
of in the light of the previous refurbishment, with many old drainage elements
scattered around the course and pouring water out the surface, as their
continuity is lost.
In order to locate the most part of the existing drainage elements, last
summer we delimited all visible or traceable elements topographically by means
of guides and locators, and a map was issued. In order to avoid wet areas after
the works, we are dismantling all located drainage element and those found
during the works. It is important to note that, despite the effort made,
some elements may not be removed, as most of them are untraceable and will not
be detected during the works, reappearing inevitably in later years in need of
repair.
2.7. LAKE 16-18.
Most excavation works on lake 16-18 were practically finished last
month. The initial approach was to maintain the ditch excavated at the lateral
side of green 16 to alter the course of water when the works were started and
keep the bottom dry in order to build the bridge under the safest possible
conditions. As the rainy season progressed and in anticipation of the rains on
the 27th and 28th, it was decided to alter the course of water trough the
fairway 18 by blocking the entrance to the lake and opening a big ditch, as
this solution was considered safer than the previous one, and then serve as a
bypass for the lake. Consequently, the lake will be kept dry on a permanent
basis and the slopes of hole 16 will be finished without waiting for the bridge
to be finished. The lake will be done upon completion of the bridge works.
2.8. WALLS.
The construction of the new walls and the extension of the existing ones
started at the tees of hole 12 before the scheduled date, as it was foreseen
for mid December.
2.9. SHAPING.
The shaper lost almost one third of the working days this month because
of the raining season. Kyle Phillips modified the shaping of holes 10, 18 and
15, tees of holes 11 and 16 in their last visit, being these works already
finished together with the elements shaped this month, i.e., professional tees
of hole 17 and green complex of holes 17 and 11. 50% of the green complex and
30% of the tees are the areas shaped at present. Shaping works are needed after
the earth moving already made by Garden Golf at fairways and rough and also at
the lower spots where the drains will be installed. At present, this work is
only finished at hole 10. Then the total surface of holes 16, 17, 11 and 15
will be shaped with the exception of the areas affected by the works and
material collection for bridges, which will be postponed until their
completion.

carried out at the areas adanced in November.

2.10. LANDSCAPING.
The replanting tasks continued in November. We replanted 50% of olive
trees and all but 4 palm trees that will be planted next to the tee of hole 10.
Many trees needing relocation because of earth moving were also replanted: a
few Magnolios, 2 Eritrinas, one big Tipuana next to the new 17 hole, and 2 big
Acebuches. The three latter would have required Treeplatform technique (used with the Araucarias), but it was not
agreed before starting the works due to economic reasons. Ordinary machinery
was to be applied instead, which reduces the chances of success. The
transplanting took place this month but using an unsuitable method for their
size damaged the trees and the result is likely to be inconsistent.
2.11. OTHER WORKS.
Works also started in November:
-Level
heightening of the drains after the design modification of tee 10 - pathway
green 18 area.
-Construction
of a new kerb and elimination of the old one on the pathway between holes 10
and 7 following Kyle Phillips' recommendations.
-Platform
construction to start bridge excavations.
-Construction
of the wooden sleeper wall requested by Kyle Phillips.
3. WORK PROCESS AS PLANNED.
The charts in this chapter show the evolution of the different
construction works included in this project. It shows the progress of the
different works grouped in chapters compared with the schedule initially
foreseen. It shows also the percentage of work already executed at any given
certification date and the delay or advancement attached to them.
The chart below shows the amount of work executed by the 1st of
December. Work completion is advanced in chapters such as demolition,
stripping, earth moving, replanting and works on lake 15.
Bridge construction is behind schedule. Initially it was deferred for 2
months because of the work permit required. The rain caused a further delay,
being their construction foreseen for the 9th of December.
The drainage works are behind schedule and subject to prior approval by
Kyle Phillips of the elements shaped and modified by the shaper, i.e., mainly
greens, bunkers, tees and lower water collection spots at holes 10, 11, 15 and
16. The works will commence as soon as the approval is received at both the
lower water collection spots and the noble elements that are finished, such as
tees and greens.
